MAINTENANCE & REPAIR SERVICES
MAINTENANCE & REPAIR SERVICES
Property maintenance insurance cover isn’t available for general maintenance because it’s classed as wear & tear which is an accepted part of owning a property and renting one out. Landlords who keep on top of their rental property maintenance schedules, shouldn’t have too many unexpected surprises. But when things do need fixing, landlords should arrange for the issue to be inspected and any necessary repairs carried out as soon as possible to save money long-term.
This is where we step in to help: sometimes tenants forget that landlords have expenses too and not a magic hotline. Property emergencies are inevitable at some point or another however maintaining rental properties regularly will save long term financial headaches.
Some essential services for landlords to include:

Safeguard your asset, reputation and relationship with your tenant. We provide the highest level of professionalism and care.
Do the property viewings, draw up contracts, or go take photographs when you're too busy or live out of area. Drop in keys or post it securely.
At the start of the tenancy we will happily meet your tenant at the property, run through the inventory checklist and hand over the keys. Electronic signatures so no more chasing!
Regular 3-6 month visits of a rental property is often the only opportunity to assess how the property is being maintained.
A check-out report is a very important document between a landlord and a tenant. If a dispute goes to independent arbitration then an adjudicator will be asked to review the dispute using the inventory and check out reports to form their final judgment.
Landlords who provide residential accommodation have a legal duty to ensure that the risk of exposure of tenants to Legionella is properly assessed and controlled.

Property owners often discredit the importance of checking in on an empty property e.g. Airbnb; holiday rental, apartment or house: not only for security but for insurance purposes too. Checking will also safeguard in case things can go wrong i.e. plumbing issues, drainage issues, storm damage, leaks etc.
